Q: Where does the rebate we receive come from?
A: Rebates are part of the commissions we receive from the transaction.
Q: Who pays the rebates?
A: The seller or builder pays all MLS listed Realtor fees to the agent that represents the buyer. The seller/builder pays us a commission for bringing you to their property and selling it. We then share part of that commission with you!
Q: Is it allowed in MN?
A: Yes, MN allows a party to the transaction (buyer or seller) to receive part of the commission. The Justice Department actually urges states to allow brokers to share commission as rebates because it creates competition and is a benefit to the buyer.
Q: When do I get my rebate?
A: We make every effort to have your rebate included on your HUD-1 settlement statement at closing.
Q: How will the rebate show on the statement?
A: It will be a credit to you, on lines 204-209 showing it came from Get a Rebate Real Estate. Our commission is lowered by this amount.
Q: Do I have to do all of the work then as a buyer or a seller when I work with Get a Rebate Real Estate?
A: No, we are a full service real estate company. The Internet has changed real estate... I don't think anyone would disagree with that. We reward you for the work you do, but we are there every step of the way!
Q: Why don't other agents offer rebates?
A: Many agents offer rebates, however, most large firms will not allow them to advertise it directly because not all agents offer the rebate for the company.
Q: Can I get a rebate when I build a house?
A: Yes, absolutely. Realtors sell the majority of a builder's inventory and they always have a fixed commission cost built in. If you go straight to the builder with an agent on your side, you will pay the same price and not get any rebate. Work with us and we will get you a rebate, and negotiate the best price we can for you!
Q: So if the seller or builder pays your commission, who do you represent?
A: Good question... in MN the seller or builder nearly always pays both sides of the commission (to listing agent and selling agent) but each agent may represent different parties... for example, the listing agent represents the seller and we would represent you, the buyer.
Q: How does the rebate work when we buy a house listed for sale with Get a Rebate Real Estate?
A: The seller has agreed to pay a rebate to the buyer of their property. This rebate is real estate commission, which once again, we can share with a party to the transaction (buyer or seller). The buyer of one of our listings will receive the rebate the seller has agreed to pay as a credit on their HUD-1 settlement statement at closing.
