So you are thinking of buying. building and/or selling and wondering how it works to work with me?

It's easy...

If you are just buying, I can get you set up on an automatic email search that will email new listings as they hit the market. I have mortgage people I can hook you up with if you would like, or answer any mortgage questions you may have... I used to originate mortgages as well. We then sign an Agency Relationships form, a contract for me to represent you, and start looking at homes. We can usually see between 4 and 10 homes in one day. Anything over 8 in a day and they start to blend together so keep that in mind. Once you find a home you would like more information on and/or would like to make an offer. I do some research to see what similar homes are selling for in the area, check the history, etc. Once we have decided on a price to offer, I prepare all paperwork and submit the offer. We will discuss the purchase agreement (aka PA) in detail and I will answer any questions you may have including inspections and deadlines. Once all contingencies are cleared, we prepare for closing which I will attend with you. That is the general idea/steps when just buying... but I will be there every step of the way to answer any questions you may have. For all MLS listed homes/town homes for sale, the seller pays my commission, in which you receive part of that commission back as a rebate!

If you are looking to build a house, the steps are similar to above, however, we go straight to the builder. Realtors sell the majority of new construction and working with a Realtor will help you pay a fair market value for the home and negotiate some items you may have not been aware you could negotiate. As with the buying above, the builder pays my commission when you build, and you get part of that commission back as a rebate!

If you are just selling, I have a professional stager I work with that can help determine what things you should do prior to listing. Once the stager recommended items are addressed, I have a licensed appraiser measure all of my homes for accurate square footage. Once the home is ready for listing, I have a professional come in and take pictures and prepares a slide show, video and/or virtual tour depending on the size of the home. We market heavily on the Internet and expose your listing to as many buyers as possible. Since the market is what determines price, we carefully prepare a market analysis to help you decide on a price to list based on helpful data which we will explain to you in great detail. Just like buying or building above, the seller or builder pays both sides of commission, to the listing agent/broker and the agent that brings in the buyer.
